Types of Mortgage

There are many types of mortgages and Stirling House Independent Financial Advisers can help you to choose the best mortgage to suit your needs and provide you with expert financial and mortgage advice.

Please feel free to use our financial and mortgage glossary if you need a definition of any of the mortgage, financial, legal terms that you may hear during your house buying or re mortgage process.

In Summary there are a few main types of mortgages.

Capital Repayment mortgage, sometimes called a capital and interest mortgage.  Your mortgage payments cover the interest charged by your mortgage lender and gradually reduces your mortgage balance over the mortgage term.

Interest only mortgage, as part of a wider financial planning review Stirling House Independent Financial Advisers can help you to decide if an interest-only mortgage may be appropriate for your financial plan.  With an interest-only mortgage your monthly mortgage payments cover the interest that is due to the mortgage lender.

Your monthly mortgage payments do not reduce the mortgage balance.  Therefore you would need to consider how you would repay the mortgage in future.  Stirling House Independent Financial Advisers can help with this.

Pension, Investment and Tax

Stirling House independent financial Advisers are expert pension and investment advisers.  Our core business is helping our clients find and achieve their financial goals.

Retirement planning is all to often considered as just buying a pension.  A successful retirement plan is likely to include a pension, however, we consider it to be an ongoing a fluid combination of assets that are working together to provide the desired income in retirement.

Are you putting off thinking about your pension income in retirement?

It is estimated that for every years that delay your arranging your pension, you would have to double your pension contribution, that you would have to put in on order to achieve the same level of pension income upon your retirement.

Do you want your retirement to be your longest holiday?

Your Stirling House Independent Financial Adviser will take time to understand your pension income requirements, and your current financial circumstances and design a pension plan specifically tailored to your requirements.

You don’t want your retirement to feel like your longest period of unemployment?

Another estimate “anyone relying on just the state pension in 2050 will officially be living in poverty”**

Stirling House Independent Financial Advisers will help you to understand the benefits that are offered by the state pension scheme, and at what age you can expect to receive the state pension as state pension age has increased for anyone currently aged 49 and under.

If I do decide to take out a pension, where will my money be invested?

It is impossible to predict the investment markets.  We believe that a portfolio of investments, specifically tailored to your attitude to risk and appetite for reward, within your pension offers the most best solution for our pension clients.

How do I draw my pension income in retirement?

Stirling House Independent Financial Advisers pride themselves on guiding clients through arguably one of the most important financial decisions that an individual has to make within their lifetimes.

How to draw ones pension income in retirements requires due skill care and attention from an independent financial adviser.

Broadly speaking there are two main options for drawing pension income.

  • Secured Pension, e.g. Annuity
  • Unsecured Pension, sometimes known as pension withdrawal or [ pension ] drawdown

An Annuity is a life insurance based contract, an actuarial decision is made based on the pension “pot” available and a number of other factors including age, gender, medical history, pension income payment options and size of pension fund.

Some existing pension funds may offer guaranteed annuity rates if you keep your pension with the same provider in retirement, to provide your retirement income.  Your Stirling House Independent Financial Adviser will compare the guaranteed annuity rate to that of the open market place to consider its true vale to you.

Annuity rates are lower now than they have been historically and once they have been arranged cannot be changed.  Before to arranging an annuity please ensure that you take expert independent financial advice.

 Unsecured Pension.

Unsecured Pensions are investment based contracts that enable the client to “drawdown” pension income within certain limits as opposed to purchasing a fixed annuity

As investment markets can be volatile without careful management your pension value could be diminished.  The key advantage of unsecured pension is that you pension fund could continue to grow beyond your retirement.

You can use a unsecured pension to defer your annuity purchase, or to access the useful tax free cash (pension commencement lump sum) available from your pension upon your retirement.

Stirling House Independent Financial Advisers are expert in providing ongoing investment management advice for unsecured pensions throughout your retirement

The Third Way

More recently, new pension income products have been developed which also represent a “hybrid” between the existing two main product areas
